James Cullen BSc (Hons) FRICS

Managing Director, Fellow Chartered Building Surveyor, Fellow Chartered Construction Manager, Fellow Chartered Building Engineer, RICS Accredited Expert Witness.
Adept Building Consultancy was founded by James Cullen. James is a Fellow of the RICS, CIOB and CABE. James is an RICS Accredited Expert Witness and an incorporated member or the Association for Project Safety. James is a trained RICS Expert Witness and holds the RICS Expert Witness certificate. He is an experienced, safe pair of hands.
James was recognised as the youngest RICS member to gain fellowship status globally in 2020 according to the RICS. James also won the Insider Media Award 2024 for “Emerging Property Person of the Year”.
James is a member of the RICS editorial advisory group, responsible for delivering articles, reviewing RICS technical content and helping to set guidance and standards. James has written articles for the RICS journal. James is a trained and experienced drone pilot and has experience flying in complex sites, including an international airport. James has worked for large scale organisations, institutions, housing associations, commercial property owners, investors, solicitors and private residential clients. He has also surveyed some of the finest listed heritage buildings, stately homes and executive homes in the north of England for high wealth individuals.
As Managing Director of Adept Building Consultancy, James is the key contact for new enquiries, client care, service delivery and business development.
Conor O’Driscoll BSc (Hons)
Senior Building Surveyor
Conor is an experienced building surveyor with a broad range of experience in commercial dilapidations, project works, heritage building surveys, CDM, acquisition surveys, technical due diligence, reinstatement cost assessments, schedules of condition and residential surveys. Conor has worked with private clients as well as large commercial organisations and institutions.
Lewis Gosling BSc (Hons)
Building Surveyor
Lewis is experienced in a wide range of surveying disciplines including core building surveying work and project management work. Lewis has as solid background in the insurance sector and has worked on insurance claims, dispute work, and reinstatement cost assessment. Lewis works in both the commercial and residential surveying department and has surveyed a wide range of building types within the north of England. Lewis provides technical due diligence, dilapidations, project works, contract administration, CDM, defect surveys, heritage building surveys acquisition surveys and planned maintenance survey work amongst a wide range of services.
